Commercial Wall Coating & Waterproofing

A true high-performance building envelope extends far below the roofline. Moisture intrusion through vertical surfaces is one of the leading causes of structural degradation, mold growth, and concrete spalling. Our advanced commercial wall coating installations provide an engineered, elastomeric waterproofing barrier that seals masonry, concrete, EIFS, stucco, and metal surfaces against severe weather while maintaining the vital breathability your structure requires.

Standard exterior paint is thin and brittle—it cracks under temperature shifts and breaks down under intense UV exposure within a few years.

A professional commercial wall coating system uses advanced elastomeric or silicone chemistry to create a thick, flexible, weatherproof shield over your building’s vertical surfaces. It seals hairline cracks, bridges moving joints, and breathes out internal moisture, keeping your commercial property dry, efficient, and visually striking for decades.

Is Your Building's Exterior a Candidate?

Commercial wall coatings are engineered to adhere perfectly to porous, high-wear vertical surfaces, acting as a structural barrier against wind-driven rain.

  • Stucco & EIFS (Synthetic Stucco): Stucco is highly prone to hairline cracking as buildings settle. High-build elastomeric coatings bridge these cracks effortlessly, keeping water out of the delicate framing beneath.

  • CMU / Concrete Block: Bare concrete block is highly porous and absorbs water like a sponge. A dedicated wall coating fills the deep pores, preventing water intrusion and freeze-thaw cracking.

  • Tilt-Up & Precast Concrete: These panels move constantly at the expansion joints. A flexible vertical coating flexes with this movement without peeling or tearing away from the seam edges.

  • Brick & Masonry: For historic or decorative masonry, breathable or clear silicone water repellents block external liquid water while letting internal water vapor escape cleanly.

Material Science: Wall-Coat™ vs. Wall-Coat DTM™

Engineered these two architectural systems for completely different structural demands. Choosing the right system depends on whether your building features traditional porous masonry or an industrial metal envelope.

Feature

Wall-Coat™ System (Acrylic 2000 / Elastomeric 2100)

Wall-Coat DTM™ System (DTM 3000)

Primary Purpose

Architectural Restoration & Waterproofing. Designed to beautify, seal, and protect traditional porous exterior building envelopes.

Direct-To-Metal Protection. A specialized, self-priming formulation designed specifically to restore and protect exterior metal facades.

Substrate Compatibility

Stucco, EIFS, concrete block (CMU), brick, precast tilt-up concrete, and wood.

Corrugated metal panels, aluminum, galvanized steel, and galvalume vertical surfaces.

Elongation & Crack Bridging

Elite (Up to 600%). Formulated with extreme elastic recovery to stretch across moving hairline cracks without tearing or bulging.

High Hardness & Tension. Built for impact resistance and rapid self-crosslinking to form a tough, semi-gloss enamel shield.

Rust & Corrosion Control

N/A (Relies on traditional masonry prep and sealants like Teriminator 624XT for masonry gaps).

Active Mitigation. Formulated with specialized corrosion inhibitors to actively stop surface rust and prevent future oxidation.

Breathability vs. Metal Adhesion

Highly Breathable (14–16 Perms). Allows trapped moisture vapor in porous wall cavities to escape without blistering the film.

Ultra-Adhesive Finish. Locks onto smooth, slick metal substrates (including untreated aluminum) with exceptional flash-rust resistance.

The Substrate Rule: Use Wall-Coat™ to seal traditional porous surfaces where structural settling causing hairline cracks is your primary threat. Use Wall-Coat DTM™ when you need to halt rust, restore gloss, and completely weatherproof an industrial or commercial metal facade.

Frequently Asked Questions

Can Wall-Coat™ be used to fix water intrusion through cracked stucco or EIFS?

Yes. Traditional stucco and EIFS (synthetic stucco) frequently develop fine hairline cracks due to structural settling and temperature shifts, allowing wind-driven rain to soak the interior wall cavity. The standard Wall-Coat™ system features up to 600% elongation, allowing it to stretch right over these minor cracks and seal them permanently against driving rain.

Traditional metal paints dry into a hard, brittle shell that easily chips, chalks, or cracks when metal panels warp under the hot sun. Wall-Coat DTM™ (Direct-to-Metal) is a self-crosslinking acrylic system. It chemically bonds directly to slick metal panels—including untreated aluminum and galvanized steel—forming a tough, flexible enamel skin that won’t flake off when the metal expands and contracts.

Yes, it actively halts corrosion. Wall-Coat DTM™ is formulated with advanced flash-rust inhibitors. During installation, any loose scale or heavy rust is pressure-washed and wire-brushed away. The DTM coating is then applied directly over the surface, creating an airtight, moisture-proof seal that starves the underlying metal of the oxygen and moisture needed for rust to spread.

Masonry, concrete block, and stucco are naturally porous and retain moisture from both the soil and interior humidity. If you seal these walls with a non-breathable paint, that moisture gets trapped. When the sun heats the wall, the trapped water turns to vapor, expands, and forces the paint to bubble, blister, and peel. The American WeatherStar Wall-Coat™ system maintains a highly breathable 14–16 perm rating, allowing moisture vapor to escape harmlessly while keeping liquid rain out.

Minimally, if at all. A full roof tear-off is incredibly noisy, messy, and creates open liabilities over your inventory or tenants. Restoration uses fluid-applied systems that generate almost no structural noise, require no heavy tearing machinery, and emit low odors, allowing your business to remain fully open and operational throughout the application.
